SUMMARY

At Deluxe Developments we follow strict guidelines on Occupational Health and Safety and the Work Cover Codes of Practice while ensuring Quality Management Systems are in place. We also work to Australian Standards and Guidelines set by the BCA. Deluxe Developments adopt an approach where we follow Environmental Management Systems to ensure we comply with relevant environmental legislation, industry standards and EPA codes of practice. 

To ensure this is done we have adopted a Business Integrated Management System sourced from the Civil Contractors Federation Australia which is certified by Jas-Anz to comply with relevant Austrlian Standards and industry Codes.

The Business Integrated Management System is incorporated through all areas of the business. All of our staff and contractors are made aware of our management systems before commencing any work for Deluxe Developments.

Deluxe Developments systems are continually modified to accommodate, legal changes, industry changes and growth and the change in demands placed on businesses today. We see the future will also require changes to accommodate planned development for the Deluxe Developments Business

OH&S Policy

Deluxe Developments Pty Ltd is committed to providing a safe and healthy work environment. Deluxe Developments greatest asset is the people who work for it.  The Company has been built up by and continues to rely upon these people at all levels within the organisation, be they salaried staff, wages personnel or subcontractors. In recognition of this, and as a sign of its commitment, the company has developed an integrated Management System to comply with, statutory regulations, the Standard AS/NZS 4801:2001 in order to make every reasonable effort to prevent accidents, protect employees from injury, and promote the health, safety and welfare within the organization.

The company places the highest importance in preventing accidents and occupational illnesses together with the promotion of good health at the workplace environment and sets as its goal the elimination of serious injuries and the continual reduction of working time lost due to injuries to our employees and our subcontractor’s employees. This goal will be achieved by the identification of the risks associated with our work activities and by the development of safe work methods in consultation with all personnel to nullify them.  All personnel are then to abide by these procedures.

The Company will provide adequate facilities for consultation with employees and the relevant information and training to ensure safe methods of work. Also to ensure that it complies with relevant occupational health and safety legislation, codes of practice, Australian standards and to ensure that the workplace is a safe and healthy environment.

The company believes that prevention through good management systems, training and cooperation form all involved is achievable. The ultimate aim of better OHS management is fewer work-related, injuries and illnesses. Deluxe Developments employees and subcontractor’s employees are required to abide by safe work procedures and to act in accordance with their responsibilities to prevent injury and ill health to either themselves and/or their fellow workers.

The company undertakes to provide adequate provisions for the health and safety of its employees at all times.  The Company further undertakes, as far as is reasonably practicable, to protect members of the public and other persons from potential dangers of work procedures.

The Company is committed to obtaining expert advice and guidance when necessary in health and safety matters and relies on the support of everyone in the workplace to achieve the objectives of this safety policy.

This safety policy is subject to regular review and will be amended as required based on findings from the process of continual hazard identification.



Quality Management Policy

Deluxe Developments is a privately owned Australian company carrying out Civil and Building Construction Projects. The business has been in operation since beginning 2005 and has since its inception prided itself on completion of its projects on time and to the technical and commercial satisfaction of its clients.

Quality Assurance is the responsibility of every employee in the company. To achieve this the Director has committed the company to a Quality Assurance System in accordance with Quality Standard AS/NZS ISO 9001:2008 in conjunction with the Business Inegrated Management System.

The objectives of Deluxe Developments Business Integrated Management System procedures aim to ensure and give confidence to the client that the technical requirements of the works both during construction and on completion will be met and that the works will be carried out in a safe, timely and environmentally friendly manner. With the ultimate goal of satisfying the client and gaining return work. This shall be undertaken by planning each activity, controlling managerial and technical aspects of the works and by verifying that the outcomes of the planning have been successful.

The outline of the management procedures and details of the Company’s Quality System are contained in the Company’s Quality Manual. The Business Management System also enhances procedures for the whole of the management and administration of the Company including the Environmental System (AS/NZS ISO 14001:2004) and the Occupational Health, Safety and Rehabilitation System (AS/NZS 4801:2001).

The Company has implemented this policy and trains all employees so that the system and procedures have input and dedication from all levels.  Whilst the Company’s system must be followed it is subjected to continual scrutiny and improvement with the motivation for such changes stemming from all levels within the Company.

Documented work carried out to the complete satisfaction of our clients requirements will serve as our recommendation

Environmental Management Policy

The Director of Deluxe Developments recognises that the business of Construction is amongst those industries having a significant impact on the environment.  To ensure that all such impacts are minimised, we have implemented an Environmental Management System for our company.  This reflects the high priority we give to ensuring that we are an environmentally responsible corporate.

Our Corporate Environmental Management System is designed to meet the requirements of AS/NZS ISO 14001:2004 and incorporates documentation, implementation, maintenance and communication through our Corporate Business Management System (AS/NZS ISO 9001:2008). The system applies to all our operational activities.
 
In documenting our environmental policy we commit our organisation to the following goals:

Establishment of a culture of continual improvement and prevention of pollution.
Compliance with environmental legislation and our clients requirements.
Establishment of a framework within the Business Integrated Management System for setting and reviewing our
environmental performance, objectives and targets.
The education and training of our employees, subcontractors and anyone working on our behalf in the
requirements of the Environmental Management System.
Provision of emergency response mechanisms.
To promote the use of suppliers and sub-contractors who have an Environmental Management System.
To promote the conservation of natural resources.

We are conscious that Environmental Management is best handled with the co-operation of all. Environmental compliance shall be regularly reviewed while appropriate training and instruction shall be provided to ensure that project staff understand how to implement the Environmental Management Plan.
